Q & A: COO Shannon Kaufman on Impact of Firm’s Management of Holiday Inn Express Peoria North – Glendale

SCOTTSDALE, AZ (March 11, 2015)Chandler Hotels Incorporated (CHI), a Scottsdale-based, industry-leading hotel management company, recently took over the management of the Holiday Inn Express Peoria North – Glendale in June 2014. Chief Operating Officer, Shannon Kaufman discusses the changes the company has implemented on the management side and the resulting impact at the property.

 What changes has CHI implemented over the first 6 months since the transition to new management?

 “There have been a significant amount of changes at the property level since CHI took over, most notably when it comes to revenue management. We’ve strived to pay close attention to rates in the market and made a point to emphasize the proper placement of this hotel amongst competitive properties. Specifically in terms of revenue management, we conduct competitive shopping of weekend vs weekday rates, we seek to book smart group business and we work to understand the upcoming peaks and valleys with the hotel and market in order to manage those periods appropriately.”

What successes have you seen with CHI taking over the property over the first 6 months?

 “We’re very excited about the gains this property has had since we took over management in 2014. Prior to our arrival, the hotel operated near the bottom for Holiday Inn Express properties in the West Valley and as of 2015, the hotel is the #2 Holiday Inn Express in the market. Additionally, gross room revenue at the property increased 17% year-over-year during the last 6 months of 2014 outpacing the market. Once the property completes an upcoming renovation, we’re very excited to see where we can take this hotel.”

Is there one single change that you can point to that has had the most impact?

“Communication is the key. The communication line we’ve opened up with our managed hotels has allowed us to have the most success. We’ll routinely conduct a detailed SWOT analysis to keep our fingers on the pulse of the market and we position ourselves to not be the first hotel to sell out but it is our team’s active approach to managing the property’s day-to-day operation that has netted the most success.”
